Detailed Traffic Study

Marina Lofts is being constructed in three phases so that any traffic impact will be gradual.

We have commissioned a traffic impact study that analyzes traffic flow and mitigates against any adverse traffic impacts upon the community. The study estimated that during the worst peak traffic times, the first phase of Marina Lofts will generate 2.22 extra cars per minute during the AM rush hour at the worst traffic location. That first phase will generate 2.7 extra cars per minute during the PM rush hour at the worst traffic location.

The second phase of the community will generate an additional 2.17 cars per minute during the AM rush hour at the worst traffic location. That second phase will generate an additional 2.97 cars per minute during the PM rush hour at the worst traffic location.

The third phase will generate an additional 2.45 cars per minute during the AM rush hour at the worst traffic location. That second phase will generate an additional 3.78 cars per minute during the PM rush hour at the worst traffic location.

We will mitigate the traffic impact of our community in several ways, including by adding northbound and southbound lanes along SW 6th Street/SW 3rd Avenue, fine tuning signal timing at affected intersections, constructing sidewalk improvements, creating bicycle lanes throughout the Marina Lofts community, and encouraging public transportation via Water Taxi and B-cycle hubs onsite.  In addition, it is anticipated that Fort Lauderdale’s new street car, The Wave, will greatly reduce the use of vehicular transportation to our site, although our traffic study analyzed a worst-case scenario and did not account for this anticipated reduction in traffic.
